Bloomgarden Residence Renovation - Falls Church VA

Reconfiguring for today's living. Kay Architects was approached by the Owner who wanted to renovate their existing residence which had been previously modified and added onto in an unappealing manner. The Owner described their existing floor layout as a "rabbit warren" of small tightly connected spaces. An open floor plan was in order for this house.

With a limited budget, a partial renovation was undertaken. Kay Architects worked closely with Owners to develop a renovation plan which addressed their desire to have an area in which to interact with their young children while accomplishing their own daily tasks. The previously enclosed porch was demolished to allow for an expansion of informal eating area with study/computer station and enlarged pantry/laundry room.

Childs Residence Renovation/ Addition - Oakton VA

The Childs, through an agreement with a Developer of a larger project, were to have a garage and master bedroom addition paid for by the Developer; while the Childs desire to relocate and expand their kitchen would be at their own expense. Kay Architects was asked lead in the design and documentation for both scopes of work while itemizing the different scopes for pricing purposes.

The program for the addition included a three car garage, pantry, new entry hall, and exterior deck on the first floor level. The second floor contained a laundry room, a bonus room w/ sitting area and the master bedroom suite, which included the master bedroom, walk-in closet, and accessible bath. The levels were connected with an open stair, and accommodations were made for a future elevator so the residents could age-in-place.

The kitchen renovation required the relocation of the kitchen to the existing dining and pantry areas. The existing kitchen space itself became the new dining room.
